Austin City Lofts - Envelope Repairs

CPM Texas was engaged by the Austin City Lofts Owners Association to provide Project Management Consulting Services for an active investigation and repair initiative at Austin City Lofts, a mid-rise condominium community located at 800 W 5th Street in downtown Austin. The project addresses persistent water intrusion affecting northern-facing units and is being carried out in three phases: the Conceptual Phase, Design and Permitting, and ultimately, Construction.

Working within a fully occupied residential building, CPM is guiding a collaborative process to identify the root causes of envelope failure, develop targeted solutions, and coordinate technical specialists and legal counsel. The project scope centers on identifying and remediating façade- and envelope-related deficiencies, with emphasis on durability, performance, and resident impact mitigation.

CPM’s leadership spans all phases of the project, coordinating with a multidisciplinary team that includes Wiss, Janney, Elstner Associates, Inc. (Project Engineer), Reconstruction Experts (Contractor), and Leak Investigation and Testing Services (Water Testing Consultant), along with property, insurance, and legal professionals.
