RBJ Redevelopment

The RBJ Center spans 17 acres just east of I-35, along the edge of Lady Bird Lake near downtown Austin. CPM partnered with three specialized development firms to represent the Austin Geriatric Center in reimagining their aging, income-restricted senior housing campus into a vibrant, mixed-use community

At the heart of the project stood a 1972-era, 16-story senior housing tower — a cornerstone of the community but in dire need of repairs and modernization. To preserve and enhance this critical resource, the team designed and executed a plan to bifurcate the site, introducing new roadways and utility infrastructure to unlock its full potential. 

With infrastructure in place and the site subdivided, five newly created parcels were sold to private developers, paving the way for commercial offices, neighborhood retail, institutional uses, hospitality, market-rate apartments, and even a new community park. Importantly, the proceeds from these sales directly funded the complete rehabilitation of the existing tower and enabled the construction of over 250 new affordable housing units — effectively doubling the number of income-restricted homes for seniors and disabled residents on-site. 

For CPM, this project is a perfect example of our ability to balance financial strategy with community impact.
