Boiler Nine Bar + Grill

CPM served as the Owner’s Project Manager for Boiler Nine Bar + Grill, a dynamic, multi-level restaurant concept located within the historic Seaholm Power Plant in downtown Austin. The project is a distinctive fusion of historic preservation, architectural innovation, and culinary experience, bringing new life to one of the city’s most iconic industrial landmarks.

Spread across three floors and a rooftop deck, Boiler Nine offered a variety of dining environments, each designed to celebrate the building’s industrial heritage while delivering a modern hospitality experience:

  • The main dining room, located in the historic boiler room, featured exposed steel, concrete textures, and dramatic double-height spaces

  • The Tap Room, located in the basement, provided a more intimate bar experience with curated cocktails and an underground speakeasy vibe

  • The Deck Nine rooftop, with sweeping views of downtown, created a lively open-air destination for small plates and drinks

  • A chef-driven kitchen and flexible event space supported private dining and culinary creativity

CPM worked closely with the ownership group and design team, including STG Design, to navigate the complexities of redeveloping a historically protected structure while integrating modern systems and delivering on a bold design vision. Boiler Nine stood as a testament to adaptive reuse, architectural storytelling, and CPM’s ability to manage layered, design-forward hospitality projects in urban settings.
